This was the former Home Plate parking lot located kitty-corner from what was Safeco Field (now T-Mobile Park) home of the Seattle Mariners. Negotiated a sale price which was the highest price/SF at the time as well as a residual interest in the redeveloped property. A condition of the sale was obtaining entitlements from the City of Seattle for a 250,000 SF office building plus 70,000 SF of retail space with structured parking. Was responsible for over-sight of the entitlement process.
Oversaw construction of a 15,000 SF Walgreens store and an adjacent 4,500 SF retail building. Negotiated the long term Walgreens lease and the lease of the retail building by the General Services Administration (GSA) for use as a military recruiting center.
Oversaw development of a 7,500 SF retail center with Starbucks and Quiznos in the SODO neighborhood of Seattle.
Negotiated the purchase of this historic resort on the Washington Coast. The purchase included 113 acres of land with 28 ocean front cabins. Subsequent to the purchase, the resort was closed while undergoing a multi-million dollar renovation of the cabins as well as the properties infrastructure (water, electrical, internet/wireless services). After re-opening, the project has seen record high occupancy rates.
Negotiated the purchase of a 10,000 SF office building and 62-slip marina on the north end of Lake Union in Seattle. Renegotiated a 30-year lease for submerged lands with the Washington Department of Natural Resources.
Negotiated the sale of the Woods Creek hydroelectric facility and associated 100+ acres to Snohomish County PUD.
Performed significant remediation services on the site and oversaw development of a 14,800 SF multifamily/office/retail project consisting of nine apartments and three ground level retail/commercial units.
Negotiated a long-term lease for QFC to construct a full-service grocery store in an existing multi-story retail building in one of Seattle's dense urban neighborhoods. Required significant renovation/construction to accommodate a multi-level QFC store.
Negotiated the purchase of a 40,000 SF condominium interest in a new mixed-use development with QFC occupying the ground floor. Project consisted of underground parking, retail level and multi-family above. Drafted and negotiated condominium association documents to protect QFC's operations and potential conflicts with the residential users.
Negotiated a long-term lease for a 50,000 SF QFC store in a mixed-use project that included underground parking, retail, and five stories of apartments above.
Negotiated the purchase of an existing IGA grocery store and the shopping center in which it was located. The center consisted of 50,750 SF of retail space on 5.5 acres of land. Tenants included the grocery store, Ace Hardware, US Postal Service, and several in-line retailers. The acquisition included both the real estate as well the fixtures/equipment, inventory, and goodwill of the IGA which was subsequently re-branded to a QFC.
Negotiated the purchase of 15 +/- acres for development of a 50,000 SF QFC. Sold the excess land to a retail developer that built out the in-line retail in addition to several out-parcels.
